Finding the right location is one of the most consequential decisions in opening a Lviv Croissants franchise. Our designated real estate broker works with every franchisee to identify and evaluate candidate sites. All sites require our formal approval before you sign a lease. We review the form and content of your lease as well.

Size Requirements

Preferred Size Range 1,500 – 3,300 sq ft (140 – 300 m²); seating for 25–80 guests
Optimal Size ("sweet spot") 1,800 – 2,200 sq ft (170 – 200 m²); seating for 40–50 guests
Shopping Malls From 600 sq ft — when food courts are available
Configuration End-cap or corner position strongly preferred. Wide bar counter essential. Minimization of extra passages preferred.

Lease Economics

Neighborhood Profile Eastern European community presence is an advantage for market entry

Surroundings & Co-Tenancy

Lviv Croissants performs best in locations with strong co-tenancy and natural foot and vehicle traffic during morning and midday service periods. Ideal environments include:

  • Retail strip malls or shopping centers anchored by premium grocery chains

  • Downtown or main-street commercial corridors with residential and office density

  • Proximity to full-price retailers, fitness studios, and premium quick-service restaurants

  • Locations near schools, hospitals, universities, or major office parks

  • Corner or end-cap positions with signage visible from multiple approaches

We exercise caution with office-heavy locations in markets with high remote or hybrid work penetration, where daytime traffic may be inconsistent.

May vary by local code, municipality requirements, size and configuration of your location.

System Requirement
Electricity 400 amps preferred; 250–300 amps minimum. 3-phase breaker required.
Water & Sewer Separate water meter required. Water pipe diameter: minimum 1 inch.
Grease Trap Separate internal grease trap required in most municipalities
Ventilation / HVAC Minimum 1 ton per 175 sq ft in most municipalities. Exhaust duct above ovens required. Exhaust hood is not mandatory.
Restrooms 1–2 ADA-compliant restrooms depending on seating capacity
Gas Not required
Facade Building should be visible from the street; additional facade windows beyond the main entrance are preferred
Outdoor Patio A plus where climate and space permit
